Policies and Reservations
Reservations: We cannot hold a house for any time for you without making a reservation with a credit card. A reservation is made over the phone or the internet by calling and giving us your credit card information, dates, name, address and vital information. When you give us your credit card we will process at that moment in order to hold your reservation and take the home off the market for your specified time. Otherwise we could not hold your reservation as you have requested. We will then send you an agreement and a credit card authorization form for our records. This should be signed and faxed to 832 -553-7681 immediately. No later than 24 hrs. You will be charged 1/2 of the total rental amount upon making your reservations if made further than 30 days before arrival. This is non refundable at that time. 30 days before you will be charged the remainder of the total amount due. This is non refundable. If you make your reservations within 30 days of your arrival all amounts due will be charged and are non refundable at that time. All online reservations are processed Upon your submitting the reservations by checking the box on the reservations that says you understand and agree with all policies, once you push the button submit reservations it is non refundable and non cancellable. We will do everything in our power to keep the availability calendars up to date for online bookings. We will notify you immediately if the home is not available. You may at that time choose another or we will place you in a comparable home as close to the one that you reserved based on availability. If you make a reservation online and your credit card is not valid, the reservation will not be accepted. Please double check your information before submitting it.
Fee's and Cancellations:
The rates quoted on this site do not include processing fees, taxes, linens and cleaning fee. Processing fee is either $70 for week/$30 weekend, taxes are 15%, linens are either $85 if under 10 guests home and over 11 guests home $144.50, cleaning is $125. If you choose you make take a damage waiver insurance which costs $75 for homes for 10 guests or less and $150 for guests 11 or more. It is a fee that is non refundable. It covers up to $500 worth of accidental damages. It is in lieu of a damage deposit. Some larger homes or certain circumstances such as prom, parties or large numbers will not be covered by damage waiver fee. You are responsible for the remainder of damages above $500.
OCCUPANCY: You may not at any one time have more than the number that the house allows to sleep. You may not have anyone over for a party or get together without written permission from Beach and Bay Rentals. If you do so you will forfeit your rent, be asked to leave and forfeit your deposit. The owner's decide how many they want in their home at any one time. You must obey their wishes. No one home should have more than 3 cars on the property at one time. Some of the larger homes have room for more but you must stay within the stated amount on your agreement. If you go over the stated number of cars this would constitute a forfeiture of rents and deposits. You will need to work out your transportation before arriving at the home.
You may not in any home bring a RV of any kind. You may not hook up to the owner's electricity, water or sewer. you will be asked to leave if you do so and loose all monies and deposits. There is a state park on the West End for those purposes. You are responsible for your guests in every way.
Pet Policy: We have a $150 non refundable pet fee plus you are responsible for all damages for the pet. Additional $500 deposit required for your pet. One pet per visit. Only the homes that state that they are pet friendly will allow pets. Each pet must be approved and added to the contract upon making reservations.
If you bring a pet and you have not put the pet on your contract you will be charged $500 for exposing this home to a pet and you will be asked to leave losing all rental monies and deposits. Please make sure you are clear on your pet situation. This includes guests that may visit also. You are responsible for all actions of your guests.
Agency Disclosure:
Beach and Bay Rentals serves as the agent for all owners with properties on our rental program and is acting, at all times, in the best interest of the owners. We are a rental agency only. Every effort has been made for the accuracy in all printed material and our website; however, we are not responsible for errors or omissions. Rates, availability and descriptions are subject to change without notice. Beach and Bay Rentals reserves the right to substitute accommodations when required due to owner changes, removal of a unit from our rental program, overbooking, mechanical failure or other problems. If the home cannot be repaired or fixed in time for your scheduled visit we reserve the right to change your home as availability will allow. There will be no refunds due to changes in your home. This would only occur if their is a problem that we feel cannot be remedied before your arrival. If the problem of repair happens after you have arrived we will do everything possible to get the problem repaired during your stay but can not guarantee that the repair will happen before you leave.
We are not responsible for any injuries or deaths that may occur while in any of our rentals. We are not responsible for any items that you may bring.
Lost And Found: We will not be responsible for articles lost or stolen, or left behind in the property. Items turned in will be held in our office no longer than 3 days. If articles are not picked up, they will be sent to a charitable organization. Unfortunately Beach and Bay rentals does not have the storage capacity to hold on to all items left in our houses.
RV's will not be allowed anywhere on the properties or on the streets or driveways adjacent to the properties. You will not use the owner's electricity, water or sewer. If this happens you will be asked to leave and lose all of your monies and deposits.
Boats will not be allowed anywhere on the properties or on the streets or driveways adjacent to the properties. Home Owner Associations do not allow you to do so and we must enforce the rules.
There are marina's close by most properties and if you need a name or location please give us a call!
Age Restrictions:
You must be 21 years of age to make a reservation. If you are making a reservation for the use of a minor you must be there 24/7. At least 2 parents at all times. No under age drinking, no going over the numbers, if the police are called you will lose your deposit and all monies and asked to leave. You must declare if this is for prom, parties, etc and must be put in the agreement. Any reservations made under false pretense or misrepresentation will be subject to forfeiture of deposits, advance payments and/or any rental amounts collected and you will be asked to leave if you are already at the property.
